## About Glaser Group

Glaser Real Estate has been based in Arroyo de la Miel, Benalmádena since 2018. The dedicated rental management arm (Glaser Holiday Homes SL, CIF B22793293) launched in 2025 and manages short-let, mid-stay and long-stay properties across the Costa del Sol. The team works in Dutch, English, Spanish and German. Founder: Maarten Glaser (Dutch, moved to Spain 2017).

## Services included in management

End-to-end short-let operations: VUT (Vivienda de Uso Turístico) licensing through the Junta de Andalucía, NRUA (Número de Registro Único de Alquiler) registration, multi-portal listing (Airbnb, Booking.com, VRBO), dynamic pricing, guest enquiries, in-person check-in, welcome basket, traveller-report submission to the Guardia Civil under SES.HOSPEDAJES, cleaning, linen, smart-lock or key handover, 24-hour guest support, maintenance coordination, monthly owner statements, and annual N2 filing in February for active VUT properties.

## Spanish short-term rental regulations (as of May 2026)

- **NRUA register** is mandatory for every short-term rental property nationally. Created by Royal Decree 1312/2024, mandatory since July 2025.
- **3/5 community-of-owners rule** (Ley de Propiedad Horizontal, April 2025 amendment) requires a three-fifths majority vote in community buildings to permit any *new* VUT applications. Existing VUTs granted before April 2025 are grandfathered.
- **VUT processing** through the Junta de Andalucía declaración responsable: 1 day in straightforward cases, 2-5 days typical.
- **Annual N2 filing** is due each February for every active VUT.
- **Málaga municipality** has a 3-year moratorium on new VUT licences. Adjacent municipalities (Torremolinos, Rincón de la Victoria, Alhaurín de la Torre, Alhaurín el Grande, Coín) are not affected.
- **DAFO process** applies to many older rural fincas — irregular building status that needs legalisation before short-let licensing.

## Coín specifics

Coín is the largest of the inland Guadalhorce towns. Standard Junta de Andalucía VUT regime applies — Coín is not affected by the Málaga moratorium. Many older rural fincas need DAFO-status checks before short-let licensing; we coordinate this with a local lawyer.
